Auction Terms

AUCTION FORMAT
The property will be sold on a per-acre basis according to surveyed acreage. Tracts 1 and 2 will be offered via “Buyer’s Choice” format, permitting the highest bidder to select any individual tract or tracts in their preferred sequence at their winning bid price. Should any tracts remain unselected by the initial highest bidder, these will continue to be offered through the “Buyer’s Choice” method until all tracts are successfully allocated.  The tracts will NOT be offered together or in any combination at the conclusion of the auction. All winning bids will be subject to seller approval.

PAYMENT AND CLOSING TERMS
Upon successful bid completion, buyers must execute a real estate sales contract and submit a non-refundable deposit of ten percent (10%) of the purchase price. This deposit shall be payable to Mark Twain Title Co. and maintained in escrow until closing. The remaining balance is due at closing, scheduled on or before September 5, 2025.

TITLE AND POSSESSION
The seller shall furnish title insurance equivalent to the full purchase price. Property taxes for 2025 will be prorated as of the closing date. Complete possession rights transfer at closing, with all properties selling unencumbered by existing lease agreements for 2025 excluding the ground lease for the cell phone tower on Tract 2. All bids are final and unconditional, explicitly excluding but not limited to contingencies for financing, appraisal, or property inspection.
