AUCTION FORMAT
The farm will be sold on a price per acre basis, based on 100 +/- taxable acres.

PAYMENT AND CLOSING TERMS
Upon successful bid completion, buyers must execute a real estate sales contract and submit a non-refundable deposit of ten percent (10%) of the purchase price. The remaining balance is due at closing, scheduled on or before 30 days after the completion of the auction.

TITLE AND POSSESSION
The seller shall furnish title insurance equivalent to the full purchase price. Property taxes for 2025 will be prorated as of the closing date. Complete possession rights transfer at closing.  All bids are final and unconditional, explicitly excluding but not limited to contingencies for financing, appraisal, or property inspection.
