Auction Terms

Bidding Process: The three tracts will be sold individually by the acre using the “Buyer’s Choice” method. Here’s how it will work:

The highest bidder can choose any of tracts 1, 2, or 3 for their bid. If they don’t take all three, the remaining tracts will continue to be offered individually until a bidder chooses them or all have been sold.

Note: The tracts will not be sold as a single unit after bidding. There will be no option to purchase all three tracts together at the conclusion of the auction.

Terms:

Purchase Agreement: Immediately after the auction, the successful buyer will be required to sign a real estate sales contract. A 10% non-refundable down payment of the purchase price is due at this time, which will be held in escrow until closing. The balance of the purchase price will be due at closing.

Closing: Closing will take place on or before November 25, 2024.

Seller Responsibilities: The seller will provide title insurance in the full amount of the purchase price and the 2024 real estate taxes will be prorated from the time of closing.

Possession: Possession of the property will be given to the buyer at the time of closing.

Contingencies: All bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property. Bidders should have their financing in place and do their due diligence on the property before the auction.
